WELL Residences accept students from the University of Cyprus and nearby institutions, from any part of the world. In addition, if you are over 16 years old and you are enrolled at the University of Cyprus as a part-time, full-time or ERASMUS+ student, you can apply for accommodation.
As soon as you’ve confirmed your place at the university, we recommend you to proceed to booking. Your place at the Residences is guaranteed only when you provide us with the necessary documentation and proceed with the deposit payment.
During booking process we ask you to provide us with the following documents:
- A copy of your I.D./passport.
- A copy of your student card/your letter of enrollment from university/ your letter of acceptance from university.
- A copy of a utility bill as a proof of your home address.
- A copy of your guarantor’s I.D/passport.
- A copy of a utility bill under your guarantor’s name as a proof of his/her home address.
If you like to see our premises and the different room types in person, we are happy to take you for a tour. Please contact us to arrange a tour for you.
Each site of the buildings is covered by CCTV 24 hours around and the residences’ staff is on site on a daily basis.
You are allowed to bring your bike – free bike racks are available on designated areas where it is safe to place your bike.
Underground and Ground floor car parking is available – please inform the Reception operators upon your arrival to enable access to you. (Please present a Legal stamped document where your plate’s numbers are written).
No, pets are not allowed at the Residences so please do not bring any animals of any sort. Although, assistance dogs are permitted subject to the prior obtainment of a written relevant authorization from the Landlord.

Feel free to bring your own kettle, toaster, iron, vacuum cleaner etc.
You can move out whenever you are ready but the contract you have with the Residences is a Fixed Term Tenancy Agreement and you will still need to pay the full rent until the end of the Agreement. In exceptional circumstances, the Management may decide to grant an early release from the tenancy.
Please make sure your accommodation is clean to avoid any cleaning charges.
Our residences have a laundry room where you can wash and dry your clothes. You will need to pay to use the machines using coins.
Drugs are not permitted and prohibited items will be confiscated. Be aware that in Cyprus drugs are a Criminal Offence.
Booking online is quick and easy – it shouldn’t take more than 10 minutes.

If you require a visa to study in Cyprus, we recommend that you book or reserve a room at WELL Residence only after your student visa has been issued. If you pay a deposit or an installment and you don’t get your student visa then you may lose your payment(s).
Your post will be delivered to the designated mailbox of your room found at the Ground Floor parking area. Alternatively, any larger parcels can be collected from the Reception between 9:00 – 18:00. You will be notified if Reception receives an item for you, and you should collect it as soon as possible.

Wi-Fi is accessible throughout the building at no extra charge.
Unique Wi-Fi route connections are available for each room. This means faster and safer internet for your studies.
Please ask about your personal username and password upon the Check-In process.
Please speak to our Reception staff. They will take details of your complaint and seek to find a solution. If you remain unhappy with the solution you may seek to have a personal meeting with our Operational Manager.
Upon your booking, you will select the payment plan you would like to follow. We offer up to three installments spread out throughout the year to make the payments more manageable for you. Please contact our Operations Manager for any clarification.
You are responsible for keeping your own space clean. It’s our responsibility to keep the common areas like the social spaces, reception, gym and laundry clean. In addition, paid Housekeeping service is provided upon request. Please contact the Reception to book your appointment.
Our Lobby hosts Mikel Coffee shop which is open from early in the morning until 11:00 at night and can cater for all your needs between a vast range of beverages, sandwitches, cnacks and pies.
No, it’s up to you when you come in. If returning late at night, please respect your fellow residents and keep noise to a minimum.
We are happy to make your free time count – our building has TV room, Backyard area, Study room and a Gym.
The coffeeshop and retail establishments within the WELL Residences is operated by 3rd party restaurant operators. These operators might change over time, may or may not be in operation at any given point in time and all photos and renderings of the restaurants are illustrative. All services at these establishments are separate from the room rental fee.
Your rent includes – water, internet, common expenses and facilities on site.
It does not include electricity.
Upon signing the Fixed Term Tenancy Agreement and followed by a payment of the first installment and guarrantee, you can go to the Cyprus Electricity Authority’s District offices in Nicosia and request for the charge of the electrical consumption to be billed on your account. This will activate the provision of electricity for the term of your stay.
Documents Required by the CEA:
- Copy of ID card
- Copy of Signed Tenancy Agreement
- Copy of a recent (no older than 6 moths) Utility bill
Each room has its own independent air condition unit.
